Example

A Saturday enquiry, start to finish.

Example business. A portal enquiry lands in the office inbox at 8:52am on a Saturday.

8:52 am
Enquiry
“Hi, is 14 Miller St still available? What’s the price guide, and is there an inspection today?”
8:52 am
The assistant
“Hi, I’m Harding & Co’s AI assistant. Yes, 14 Miller Street is available. The guide is A$1,150,000 to A$1,250,000, and there’s an open today at 11:00. What’s your mobile, so the agent expects you? And are you buying outright, or selling first?”
What's happening
8:55 am
Enquiry
“0412 xxx xxx. We’d have to sell our place in Toongabbie first. No rush, probably later in the year.”
What's happening
8:56 am
The assistant
“Thanks, you’re down for 11:00. I can’t put a number on a home I haven’t seen. Michael can walk through it with you both, with recent sales in your street. No obligation. He’s free Tuesday at 5:30pm or Saturday at 2pm. Which suits, and what’s the address?”
What's happening
Result
Nine minutes later: an inspection registered and an appraisal booked for Tuesday at 5:30pm. It started as a question about someone else’s house.

From the example

Your guide, and nothing past it.

Some buyers read the real guide and don’t come. That’s the right result, and your vendor’s expectations stay real. You decide what it may say about price, and it never goes further.
What it does

It answers. You do the selling.

It answers and books the routine enquiries. Anything that needs an agent comes straight to you.

What it does

The routine part of every enquiry

In seconds · Any hour · Every enquiry
Answers every enquiry in seconds: portal emails in your inbox, web forms, web chat and Facebook, day or night.
Gives your published guide, word for word, plus inspection times and when offers close.
Asks every buyer one more question: are you buying outright, or selling first?
Registers buyers for the open and books appraisals into free times in your calendar, and asks for both owners to be there.
What it hands to you

The part that needs an agent

Immediately · By your rule · Every time
An email for every enquiry: who it was, the listing, and whether they have a home to sell.
It isn’t a CRM, but it puts every enquiry into your customer list, buyers and vendors, with the listing they asked about.
Offers, contracts and price questions, passed to the agent with the whole conversation.
Anyone who asks for a person, or for one of your agents by name. You get the chat straight away.
It doesn’t plug into the portals. It answers the portal emails that reach your inbox. You choose where the line sits. How booking works → · How follow-ups work → · Your customer list →

Fixed rules

What it will never do.

Some enquiries need an agent or a solicitor, not an assistant. These rules are fixed, and nobody can talk it out of them.

Hard stop

Never triages a tenant’s urgent repair

A gas smell gets one answer first: leave the property and ring the gas emergency line, or 000 if anyone is at risk. No hot water or a lockout goes straight to the property manager, and the tenant is told the office will be in touch. It never gives a timeframe or books a tradesperson.

Prices

Never gives a price you haven’t provided

It gives your price guide exactly as published. It never gives a valuation, or a hint of what the vendor will take. Ask what a home is worth, and it books an appraisal.
Advice

Never gives legal, financial or contract advice

Contracts, cooling-off, finance and bonds: it refers them to your agent, or to a solicitor or conveyancer.
Offers

Never confirms an offer

Every offer goes to the agent, word for word. It never says an offer is accepted, and never makes a promise for a vendor.
Times

Never books a time that isn’t free

It only offers inspection and appraisal times that are free in your calendar. If nothing suits, it sends you the details straight away.
Spam and privacy

Only replies to people who enquired

It follows the Spam Act and the Privacy Act. It only messages people who contacted you, and it stops the moment they ask.
Fixed rules, not settings. You choose the wording, and you sign off every answer before it goes live. What it can get wrong, in our words →

no phone line and no usage charges, plus a one-time A$999 set-up fee. Prices locked in for your first 12 months. 30 days’ notice to cancel.
Every figure here is an example, not a promise. The one that matters most is how many buyer enquiries have a home to sell. We used 15 in 100. If yours is 6, the seller side roughly halves. A listing won isn’t a listing sold, and commission only lands at settlement. Run it with your own figures → · Test your reply speed free →

Questions

What agents ask before they start.

It writes in your office’s tone, with your words and listing details. It says it’s an AI assistant in its first message. You test every answer before a buyer sees it. What buyers mind is waiting until Monday.

No. It only offers times that are free in your calendar. It gives only the guide you publish, and never a valuation. It puts every enquiry into your customer list, so you can check what was said. How booking works →

Starter is A$199 a month plus a one-time A$999 set-up fee, ex GST. Conversations are unlimited, fair use applies. There’s no phone line, so there are no call or text charges. Prices are locked in for your first 12 months. Need calls answered too? Growth is A$499 a month plus A$1,999 set-up, with calls and texts billed by use.

No. It’s month to month, with no lock-in contract and no exit fee. Just give 30 days’ notice to cancel. The set-up fee isn’t refundable, except where the law requires it or for a billing error.

Yes. Starter doesn’t touch your phone at all. If you want calls answered too, that’s Growth: keep your number and divert calls to the AI, or use the Australian mobile we include. If a caller asks for you, it takes a message and requests a call-back. How call forwarding works →
